As part of one of the largest retail areas in Europe, Lakeside Retail Park is an important asset within our portfolio.
It sits just outside the M25 in Essex, and is a profitable furniture and furnishings centre – but it hasn’t always been this way.
Over the years we’ve made several changes to improve the experience for our customers. As such the development is going from strength to strength.
When we acquired Lakeside Retail Park in 1987, it consisted of several large units occupied by DIY and furniture retailers. Individual major retailers have come and gone, so to improve its commercial viability and diversify the retail mix, we broke it up into smaller units.
But we still focused on the core offering of furniture and furnishings, as well as home appliances and office goods. In 2002 we expanded the park into the adjoining industrial estate, adding 45,000 sqft. A further 25,000 sq ft of retail space was built in 2012 across three units, and now 29 retailers including Next Home, Currys PC World, Harveys, Oak Furniture Land and Argos all call it home.
The retail frontages were refurbished and additional food offering added to create an attractive environment which encourages visitors to stay longer.
Lakeside Retail Park, West Thurrock
The multiple-retailer approach and recent improvements to the shopping environment have paid dividends. Lakeside is positioned in the midst of a major retail hub – the surrounding area represents the largest concentration of retail in Europe – and it perfectly complements the neighbouring shopping centres.
By consciously aligning Lakeside Retail Park with other sites nearby, we’ve made it into a destination for furniture and furnishings – whether for a quick trip or a day out shopping.
It’s also an obvious port of call thanks to its ease of access, sitting close to the A13 as well as the M25, with a wide catchment area that stretches from the east side of the capital, both north and south of the Thames, and out into Essex and Kent.
Trade in furniture and furnishings, home appliances and office goods has proven robust even in difficult economic times – making Lakeside Retail Park a valuable component within Landsec’s diverse retail portfolio.
