Landsec reveals details of MYO King’s Cross

12 December 2024

Landsec has today released the details of its latest flexible workspace, MYO King’s Cross. Set to open in Summer 2025, the 80,000 sq ft development will be the largest MYO to date, featuring private offices from 12 – 200 desks, wellness rooms, and a members-only gym, as well as a Grade II listed dedicated events venue with a capacity of 200 people.

Designed by London-based SODA Studio, MYO King’s Cross will be the seventh in Landsec’s design-led flexible workspace offer. It will also be the biggest and most extensive with adaptability to appeal to businesses of all sizes and ages at any point in their growth journey. The building is targeting a WELL Platinum certification, the third MYO to do so, to deliver a wellbeing and productive focused environment that evolves alongside its customers changing needs.

Situated in the heart of one of London’s busiest hubs, MYO King’s Cross is positioned to respond to continued demand for well-connected workspaces in amenity rich locations.

Key features include:
— Small studio suites through to five enterprise suites which will have space for up to 100 desks each or combined to provide space for over 200 desks, with in-built meeting rooms, kitchens and private terraces;
— Sustainable materials identified in partnership with world-renowned arts and design college, Central Saint Martins;
— State-of-the-art members-only gym equipped with the latest fitness innovations alongside a separate studio for group exercise sessions plus end of trip cycle, changing and shower facilities;
— Two dedicated wellness spaces to respond to growing occupier focus on holistic health wellbeing, that can serve as spaces for private prayer or as mothering rooms;
— The Stables – a 200-capacity events space located in a standalone Grade II-listed building, ideal for conferences, workshops, and networking events;
— Generously proportioned breakout areas encouraging collaboration and creativity with views of the city including the iconic St Pancras Station towers; and
— Varied environments and design throughout the floors – with ground and lower levels catering for comfort and quieter moments, and upper floors for social enjoyment with communal terraces, lounge and a feature bar.

Natasha Morris, Director of Flex Office at Landsec, said: “Businesses are seeking well-designed workspaces that can adapt effortlessly to their evolving needs and provide their teams with amenities to enable collaboration and support their team’s wellbeing.

At Landsec, we’re redefining what it means to work flexibly. This isn’t just about offering businesses an office or a meeting room; it’s about creating a vibrant ecosystem where companies of all sizes can adapt, grow, and thrive. The unveiling of MYO King’s Cross marks a significant milestone as we continue to shape the future of flexible workspaces.”

MYO King’s Cross forms part of Landsec’s strategy to expand the MYO brand’s total footprint to over 300,000 sq ft by 2025. In September, Landsec launched MYO Piccadilly, which is already over 65% let.
